These two types of garage door openers work very well. However, the chain type requires a little more maintenance as it must be lubricated at least twice a year. The automatic reversing mechanism (when the door is closing) is one of the most important components of a garage door opener. It operates using two different safety features. The first one is mechanical: when the bottom of a lowering door strikes an object, it automatically reverses and reopens. The second is photoelectric: when a person crosses the beam, the door should reopen. This way, when the door opener detects that a person or object is blocking the door’s path, it will automatically reverse. These two safety systems must be in working order at all times. It is therefore important to check on them at least twice a year. Do not rely solely on the fact that you have a door opener to open and close your door. It’s important to know that a door opener can easily lift 100 kg (225 lb.), but will also push the same weight down when it closes.

This mechanism must always be in good working order to function properly and to avoid issues in case of emergency. For example, during a power outage, if your garage door opener is not equipped with a back‑up battery, you will be forced to go inside the garage and pull on the emergency release (the red rope) to be able to open and close the door.
